Construction Process

How Things Happen

Below is some general information you need to know about the construction process.

Site Plan:

Once you have selected your property, it is a good idea to draw a site plan of how you want your home and any improvements to be laid out on the property. For example: Where do you want your electrical pole, driveway, walkways, decks, septic system and A/C to be located. It is very important you go over this site plan with your housing consultant.  Click here to download our site planner.

Site Inspection: 

Your retailer or a representative should go to the location where your home will be placed and inspect the site. Contractors will give the retailer bids on any other construction that may be required at this point. If your home requires or if you choose a concrete foundation system, drawings and documents will begin to be processed at this time. A survey and appraisal might also be ordered at this time if applicable.

Site Preparation: 

Preparation of your site will begin while your home is being built (or before delivery if you are buying a display home).  Site preparation can include the dirt pad, foundation systems installation (if applicable) and any other site preparation items needed. This process can take as little as a few days or up to a few weeks (depending on your site conditions, weather and total amount of work necessary).  If a foundation system is installed, the concrete needs to cure for at least 5 days before the home is delivered.  Click here to see the Federal Guidelines for the construction of your home pad.

Inspections:

Third party inspections may be required throughout the construction process. These inspections are beneficial to you.

Home Delivered to Your Location:

After the initial systems check and site preparation has been completed, your housing consultant will establish a tentative time for your home to be delivered to your site.  Several factors can postpone the delivery date.  The two main causes of delay are weather and damp soil conditions.  Once your home is delivered, there is a 1 to 3 day period in which the contractor will complete the installation.

Interior & Exterior Completion:

This step applies to multi section homes only. Upon the completion of the installation process, a separate sub-contractor will complete the interior part of the home where the sections join together. They will also install the exterior siding, soffit and fascia boards. The sub-contractor usually starts this process within a few days of the delivery.  This step could take anywhere from 2 days to 2 weeks, depending on scheduling and the type of home you purchase.

Cleaning:

Once the installation is complete, your home will be thoroughly vacuumed, dusted, and rid of any construction debris.  Not all retailers perform a cleaning. We at HomesPlus clean every home before you move in.

Other Construction:

After the installation is complete, all of your accessories will be installed such as A/C, skirting, decks, septic system, final lot work, etc.  Accessory installation could take several weeks.  Some of these items will require electricity in your home.

50 Plus Point Check:

Once you have running water and electricity in your home, you will need to contact your housing consultant to schedule the 50 Plus Point Check.  Not all retailers perform this service.   A service technician from HomesPlus will come to your home to perform another complete systems check and walk through.  A detailed check list of over 50 items will be covered to address any additional items if applicable.  If any parts need to be ordered for an item, we will place the order and initiate a work order with the manufacturer.

Move In:

Move in and enjoy your new factory built home.

Customer Home Inspection: 

Once you have moved into your new home, complete a thorough inspection of your home.  We suggest starting from one end of the home, moving room to room while making a list of any items that may need attention.   Contact your retailer with your complete list of details.
